Buyers: The average real estate agent basically gets data from the multiple listing service (MLS). With the distressed properties out there you need all the sources to get all the choices for your next home. The mls only has 20 - 30% of the distressed properties for sale. When I work with buyers I have access to MLS Properties, Cancelled & Expired Properties, Pre-Foreclosure Properties, REO (bank owned), and Auctions.

Pr-Foreclosure Properties: 70% of the properties that are in pre-foreclosure are not in the MLS. They are in my on line database that I am a Multiple Territory Broker member. I have all the details of where the properties are in the legal paper trail. If we buy a pre-foreclosure itís called a short sale. It sells short of what is owed to the bank. Itís a short sale in lieu of foreclosure which dissolves the foreclosure process.
REO (bank owned) Ė The same is true here. 70% of the properties that are Bank Owned are not in the MLS either. Many are in legal limbo between being foreclosed and legally cleaned up and packaged to list for sale. Sometimes 3-4 months. There is a possibility of getting ahead of the pack and putting an offer in before it gets listed and thrown into the mls where sometimes 8-10 offers come in on a property in a sought after area. They are all in my on line database that I am a Multiple Territory Broker member. I have all the details of where the properties are in the legal paper trail.
Auction Homes: Auction homes are bundled in 2-3 to 50-100 properties with large wholesale discounts usually for seasoned cash investors or huge lines of credit
